What to Look for in a Roofing Estimate

You should feel confident to ask all the necessary questions to make sure you are comfortable with the decision for your building.
Questions/Answers
- How much will a new roof cost?
- There is no standard pricing to roofs and it can vary depending on the roofing company.

- Is the estimate free?
- Estimates are typically free, but it is important to ask the roofing provider just to make sure. At Royalty, all estimates are free and you just have to call us to set one up.
- What types of roofs and other products do you install? Do you just do roofs?
- When looking for a roofing estimate, it is important that the company does those types of services in your area. Be sure to ask if they are able to work on your type of roof. We install shingles roofs on homes. We also install commercial roofing systems on flat and low-slope roofs. Additionally, we offer a full complement of sheet metal work, gutters and gutter guard systems, vinyl siding and vinyl replacement windows to provide you with a single source for all your home projects. Selecting a single contractor affords you the peace of mind that all work will be well coordinated and performed on a timely basis, and that you need to work with only one reputable contractor.
- How long until the salesman walks the roof?
- With a roofing estimate it is important to look for someone who will be there promptly. If the salesman can give you a date or range when they can get there, it is good to make sure they are on time. If they do need to reschedule, it is important to note how they handle the situation. Once you schedule an estimate, we will do our best to get out as soon as we can. The salesmen are in charge of their own schedules so they will give you a better idea when they contact you.
- How long will it be until I receive my estimate?
- After the salesman walks your roof, its important to ask how long it will be until you receive your estimate. The salesman may need to receive final pricing from a supplier or get the estimate approved by their boss before they give it to you. At Royalty, once the salesman walks your roof, they will get you the estimate as soon as possible, many times on the spot. They take the time to make sure that Royalty is giving you the best deal for your building. If there are any deadlines that need to be met, notify Royalty as soon as possible!
Things to ask about the contractor:
- Are you experienced and reliable?
- When looking for a contractor for a roofing estimate, it is important to know that they are reliable and experienced. If asked, they should provide you with references that verify their credibility. We install approximately 1 million square feet of residential roofing and 5-6 million square feet of commercial roofing annually– plus service calls. We encourage you to call anyone on our list of references who will confirm that we do our work in an orderly and efficient manner. If you’d like to you can even check out our commercial or residential testimonials online.
- How do I reach you?
- It is important to be able to contact your assigned salesman when necessary. Most will have a cell phone number you can call and also their email, these are both important things to ask for. It is because you may notice something else that you would like added to your estimate or have any questions regarding your current estimate. At Royalty, we are in the office from 7AM-5:00 PM ET Monday-Friday and have a 24-hour answering service for emergency needs. - Do you clean up the job site?
- Job site cleanup is very important and it is good to know how the company handles it. If you will still be in the building while work is being preformed on your roof, it is good to know that they will handle cleanup safely. We tidy up the job site on a daily basis, and at the end of the job, we ensure there are no signs of the construction work that has just been completed. If we are tearing off your roof, debris is unavoidable, and we make sure that all property is adequately protected. We want to leave your property in the same condition as we found it!
- Do you carry liability and workman’s compensation insurance?
- Another thing to look for when getting a roofing estimate is the insurance they carry. You should ask for a ‘Certificate of Insurance’ on both liability and workman’s compensation insurance before selecting a contractor to perform work. You should be listed as an ‘additional insured’ on the Certificate of Insurance. We use financially strong insurance companies that are reliable and responsive should the need for their services arise. We have $16 million in umbrella general aggregate coverage and $2 million each occurrence. Our policy is ‘per occurrence’ which protects you into the future rather than a ‘claim made’ policy.
- What warranties do you provide?
- Warranties are especially important when looking at a roofing estimate. If a roofing contractor does not provide you with any warranty, it is a good idea to look at other contractors. It is standard to have a manufacturer’s warranty, but it makes a contractor stand out when they also provide a workmanship warranty. At Royalty, We give a standard 10 Year Royalty Workmanship Warranty on all roof systems. This in addition to the manufacturer’s warranty provided. Here are the types of warranties we offer:
- Flat Roofs: 15 Year manufacturer’s material warranty/10 Year Workmanship Warranty
- Shingle Roofs: Manufacturer’s warranty and 10 Year Workmanship Warranty
- Gutter/Gutter Guards: 2 Year Workmanship Warranty

- What recognitions/certificates have you received?
- When it comes to certifications and recognitions, it is most common to receive them from the roofing suppliers. This is because it is their materials being installed and they want to make sure it is done correctly to maintain their high standard. We are GAF Master Elite Contractors for residential installations. Royalty has also achieved Platinum Contractor status for Duro-Last Roofing, in recognition of the high volume of square footage we install annually and our consistent, excellent ratings for installation quality. We are members of the National Roofing Contractors Association, Midwest Roofing Contractors Association and the Better Business Bureau.
