Questions to Ask Your Commercial Roof Contractor During an Inspection
Whether you have a roof inspection coming up as a routine assessment or if you need a contractor to look at a specific problem area, prepare in advance of the meeting to make the most of the time. Here are some key questions to ask your commercial roof company during and after the inspection.
Problem Areas: Ask your roof inspector about potential problems with your roof, such as:
- Are there materials / components missing?
- What’s the condition of the roof membrane?
- Is there are water damage? If so, what tests need to be done to assess the extent of water damage to the roof and the building interior?
Next Steps: The roofing contractor should be able to give you a synopsis of the current status of the roof and advise you on the next steps to take. You should ask questions like:
- What additional work or repairs are needed?
- What’s the time schedule for that work?
- How about the expected cost?
- If there are problems with something other than the roofing system itself (e.g. HVAC equipment), can you recommend a company to complete that repair work?
Warranty: You should also find out about a warranty for any repairs that are done, so ask these types of questions:
- What materials will be used for repairs and will they violate my existing roofing system warranty?
- Is the repair work covered under a warranty?
- How long does the warranty last?
- Can I get a written warranty for the work being performed?
Staffing: Ask these questions about workers:
- What are the qualifications of the crew that will be doing the work?
- Will there be supervisors on site during the project?
- Has your crew received sufficient safety training to do this work?
